$1 billion development for famous Sydney hotel site

Developers have been given the green light for a $1 billion development of a famous hotel property in Sydney’s eastern suburbs, writes Ruth Hogan.

InterContinental Double Bay is set to be demolished to make way for a new mixed-use lifestyle destination under the redevelopment plan, which has been approved by the local planning authority.

A consortium, led by Sydney developers Eduard Litver of Capitel Group and Allen Linz of Rebel Property Group, has been granted development application approval for the landmark site at 33 Cross Street, Double Bay, less than 12 months after the proposal was submitted.

The project will see the construction of a new eight-storey building, designed by Cox Architecture, featuring boutique accommodation, a limited collection of luxury residences, high-end retail and dining, commercial offices, a wellness centre and public domain improvements. 

“We welcome Woollahra Municipal Council’s decision and thank them for its constructive and professional approach,” says Linz, managing director, Rebel Property Group.

“This approval marks a major milestone for Double Bay and reflects a shared commitment to see the village continue to evolve.

“We look forward to contributing something that will enrich the community and strengthen its appeal as Sydney’s premier harbourside destination.”

Capitel Group managing director Litver says the precinct will make a lasting contribution to Double Bay.

“This site has long been part of Double Bay’s identity and this approval allows it to play an even greater role in the community’s future,” he says.

“The project will deliver new retail and hospitality spaces that support local life and business, contributing to the ongoing vitality of the village.”

Metis Group director Arian Galanis, who led the project team on behalf of the owner consortium throughout the planning and approval process, says focus now turns to delivery on the site.

“With the project now greenlit, our focus turns to delivery,” he says.

“We’re working closely with the design and consultant teams to bring the vision for 33 Cross Street to life.

“We’re excited to deliver a project of enduring quality that will stand as a benchmark for mixed-use, lifestyle-led development in Sydney.”
